Smart building systems connect heating, cooling, lighting, access control, elevators,
and security into networked platforms.

**What’s included**

– **Building management systems (BMS)** for HVAC and energy

– **Smart lighting** with occupancy sensing

– **Access control and visitor management**

– **Video surveillance and analytics**

– **Room booking and occupancy displays**

– **Air quality and environmental sensors**

– **Energy metering and optimization**

**Benefits**

– Lower energy use and operating costs

– Better comfort and workplace experience

– Data to optimize space as hybrid work changes occupancy

– Faster response to faults through monitoring

**Where IT must be involved**

– **Network design:** many devices on PoE, with segmentation

– **Cybersecurity:** building systems are an increasingly targeted entry point,
and facilities vendors often have remote access

– **Vendor access:** control and log remote connections from contractors

– **Integration:** with identity, badge systems, and calendars

– **Data and privacy:** occupancy and video data may involve personal information

– **Lifecycle and support:** building equipment lasts decades, but software and
firmware need ongoing updates

**Questions for your landlord and vendors**

1. Who manages the building systems, and who has remote access?

2. How are they segmented from our network?

3. How are firmware and software updated?

4. What data is collected, and who owns it?

5. What happens during a network or power outage?

**Practical steps**

– Include IT in facilities projects from the design stage

– Require security terms in contracts

– Keep building systems off your corporate network

– Document equipment and responsibilities

**DBR Soft can help integrate facility technology safely with your network.** **
